Referral,
Education & Support Services: to help a buyer become and remain an owner of any

Financial assistance is available for qualifying buyers.
Homebuyer Reward Program: OHP's program to help eligible housholds buy and upgrade an existing home by providing a deferred 0% loan up to $10,000 down payment assistance and up to $25,000 for improvements. click here for details.
Homeowner
OHP administers Oceana County’s rehab and repair program to help homeowners correct structural, health, safety, accessibility and / or energy
problems. Exterior improvements may be possible when completed in
conjunction with these activities. A detailed program brochure is

Moderate Rehab: a rehab project with total costs of over $10,000. Deferred zero interest loan of
$3,000 to $10,000
are available to qualifying owners. Owner must contribute or finance at least
1/3 of total project costs from another
source. Assistance is available to obtain other financing.
Minor Rehab: Costs do not exceed
$10,000. Deferred zero interest loan of
$1,000 to $5,000 available to
qualifying owner. Owner must contribute or finance at least
1/4 of total project costs from another
source.
Emergency
Repair: Unanticipated or emergency costs which do not
exceed $2,500. Grants of
$1,000 to
$2,500 available to qualifying owners.

RENTER ASSISTANCE:
Rapid
Re-Housing
Housing Placement Assistance: Crisis Intervention & Short Term Case
Management (up to 30 days) to help displaced
tenants find rental housing. Limited financial assistance may be available to
qualifying tenants.
Shelter to Stability: Intermediate Term Case Management & Financial
Assistance (up to 90 days) to help tenants
experiencing recurring or prolonged displacement find and retain rental
housing.
Homeless Housing Partnership
Program: Long Term Case Management & Financial
Assistance to help displaced tenants with a disabled family member find and
retain rental housing.
Supportive Housing Program: Long Term Case Management & Financial Assistance to help displaced individuals
with a diagnosed mental illness find and retain rental housing. Referrals only
through West Michigan Community Mental Health.

Emergency
Housing Assistance: Short Term Case Management &
Financial Assistance (up to 30 days) to help
tenants with a good payment and income history but experiencing immediate
payment difficulties brought on by some other crisis remain in their current
home or apartment.
For Emergency Housing: If you are homeless or at risk of homelessness OHP may be able to help you retain your current housing or help you to quickly relocate.

Individual
Consultation: an individual session or sessions scheduled as
needed to support any of the services listed below and a personal housing plan created. Click Here For More Info
Homebuyer
Education Classes: a regularly scheduled group session to help
consumers choosing to buy a home better understand the details of the purchase
process. Topics include income and credit requirements, closing costs, working
with a realtor, choosing a mortgage product, working with a lender and planning

Financial
Management Workshop: a regularly scheduled group series to help owners,
buyers and renters build a workable budget (including a bill payment, credit
repair and savings plan) and a credit history that meets lender or landlord

Home
Inspection: to help protect new homebuyers from unexpected repairs,
our staff will inspect a property and provide a detailed report listing any
current or potential problems and explain any repairs needed. Contact Us for Information
Default,
Foreclosure, Eviction or Utility Shutoff Prevention: a combination of the Financial Management
Workshop and Individual Consultation services described above designed to help
owners and renters prevent and / or resolve mortgage, rent, property tax or

Basic Home Maintenance & Repair Workship : a scheduled group series intended to help owners and renters build the skills needed to take on "do it yourself" repairs and routine maintenance tasks and to understand when it's best to call the landlord or a professional.
Neighbor & Landlord Relations Workshop: a scheduled group series intended to help renters understand the rights and responsibilities of tenants and landlords, and to help both owners and renters build and maintain good relationships with neighbors.
